Construction Management: From Technical Design to Site Reality

Construction Management represents the final transition between the project and its realisation. In this phase, studies on the constructability of design choices are developed, subsystems, components and specific products are defined, and the documentation that trades will use directly on site is prepared. This is the moment when technical precision is measured against the operational reality of the executing contractor.

Constructability, Control and Change Management

Work is carried out in close coordination with sub-contractors, integrating their construction expertise into the design process. This approach, which combines the designer’s vision with the contractor’s construction knowledge, reduces misunderstandings on site and enables more effective management of construction criticalities. All documentation is developed in a BIM environment, with continuous model updating through to as-built delivery.

Client Variation Management

Variations during construction are a natural component of any complex site; when not managed methodically, however, they can become budget overruns and contractual exposures difficult to recover. This is why change management requires a structured process, not a reactive response.

Each variation requested by the Client is analysed for technical scope, quantified for economic impact and assessed against the programme before approval. Approved variations are recorded in the Variation Register, keeping the overall Cost Forecast updated through to Final Account. The service operates in support of the Client or in coordination with Site Supervision, ensuring that every change is verified before becoming a contractual element.
