Economic Due Diligence: Independent Verification to Support Investment Decisions

Economic Due Diligence intervenes when decisions matter most: before an acquisition, financing commitment or development commitment. The objective is not to produce a compliance report, but to provide an independent, verifiable assessment of the transaction’s economic sustainability, distinct from the developer’s, contractor’s or seller’s perspective.

An Independent Reading of Economic Sustainability

The service is structured on quantitative analysis. Independent cost verification compares the declared budget against an autonomously developed estimate based on concept, drawings, specifications and descriptions, integrated with current market data and our project portfolio database. Market benchmarking positions unit costs against industry standards by typology, intended use and geographic area, complemented by contingency adequacy verification, cash flow analysis and financial quantification of identified risks.

Integration with BIM modeling enables, where the information model is available, Quantity Take-Off directly linked to construction elements, replacing traditional QTO approximations and making verification faster, traceable and updatable. The outcome is a report structured by priority levels, from immediate critical issues to recommendations requiring attention during design development. Reporting is concise and clear, designed for use by funds, asset management companies, financial institutions and developers during the most critical decision phases of the real estate cycle, and by designers as guidance during project development.
